I am looking for a swap of a 3 bed villa and 2 bed villa in Kalkan Turkey with Swimming pools for a property in Europe. We have 2 properties in Kalkan Turkey and want to diversify. The value of both villas would be about £350k or Airhouse Villa around £190000 and Jasmine Villa around £165000 depending on location and property offered. A cash adjustment is also a possibility. Each Villa gives me a gross income of about £12,000 - £15,000 annually. Costs are usually about £3000 pa. Of course, with 2, there is the option to stay in one villa and handle the guests and maintenance in the other yourself. Kalkan is an upmarket location for discerning travellers and is growing in popularity all the time. Kalkan commands a more sophisticated visitor and leans towards families and couples rather than groups of lads and ladettes. Therefore the higher rates of rentals reflect this. Food and cost of living is much cheaper and Kalkan has 3 supermarkets plus all other stores, Doctors, health centres, dentists, opticians and if you wanted even more shopping Fethiye is a very large town about 40 mins away. Kalkan has cashpoints and 5 banks and they take most cards and give good exchange rates. Post office is open 9am to 10pm. ADSL is available (both villas have ADSL and telephone) Property prices are still increasing around 15% annually and Turkey is set to become one of the most popular tourist and retirement places for Europeans, especially Kalkan. It has a good expat population which allows a small village community atmosphere which very quickly enables a feeling of belonging. Both the locals and the expats get to know you easily and you become part of the community, greeted each time as friends and neighbours rather than visitors. One can claim British pensions in Turkey same as in Spain although this may be a long way down the road for you. The southern coastline of Turkey is very European and more like Spain.
